The Space Rental Agreement for parties can be viewed below. This agreement will be signed in person by the Lessee on the day of their event. Please review ahead of time and feel free to call, 303-377-2353 or e-mail info@artgaragedenver.com with any questions. **Space Rental Agreement** This agreement sets forth the terms and conditions under which The Art Garage agrees to allow the use of its premises at 6100 East 23rdAvenue\, Denver to \_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_ $Lessee$\. Emergency Contact: \_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_ Phone Number: \_\_\_\_\_\-\_\_\_\_\_\_\_\-\_\_\_\_\_\_\_\_\_\_ In consideration for payment in the amount of $400.00 and optional tip to party staff, The Art Garage will permit lessee the use of its premises (including the outside parking lot) at 6100 East 23rdAvenue\, Denver on \_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\, 202\_\_\_\_\. **Terms and Conditions** Thank you for renting The Art Garage for your event. All events are scheduled on a first come, first serve basis and reservations are held with a 50% non-refundable deposit of $200.00 made by paying cash, check, or credit card at the time of booking. No refunds will be offered once a reservation is made, should you cancel the event. There is an additional $25.00 fee for rescheduling after 48 hours of initial booking. Parties may not be rescheduled within two weeks of the party date.The remaining 50% balance of $200.00 is due at the end of your party. The staff of the Art Garage will set-up, clean up, teach and assist your party. You provide food and any additional decorations. Lessee agrees that it will be responsible for any damages caused to the premises during its hours of occupancy and will be liable to The Art Garage for the cost of any repair resulting from damage caused by lessee or its guests and invitees. Lessee agrees that it will not remove any supplies, equipment, or other materials from the premises and will not permit its guests to do so. Lessee agrees that it will be exclusively liable for any claim, demand, lawsuit, judgment, loss, or cost resulting from its use and occupancy of the premises, including any such claim or demand from its guests and invitees. Lessee will indemnify and hold harmless The Art Garage from any claim, demand, lawsuit, judgment, or loss resulting from lessee’s occupancy of the premises. Lessee hereby waives and releases The Art Garage from any and all liability resulting from any injury or damage to persons or property resulting from lessee’s use and occupancy of the premises. **Outdoor/Indoor Space** A.**Outdoor Area:**During its occupancy on the premises, lessee will provide supervision themselves or other adult supervision if they would like children/youth to be outside. Lessee hereby waives and releases The Art Garage from any and all liability resulting from any injury or damage to persons or property resulting from lessee’s use and occupancy of the premises. B.**Indoor Area:**Our structured parties take place inside with an optional storytime, game or song as well as an art project that is projected to take approximately 1.5 hours. This all traditionally takes place inside. The last 30 minutes of the space rental is for food and family time. If you would like the teacher to do an additional game, song or story during the last 30 minutes inside, let the teacher know and they will keep the children engaged inside during this time. Lessee hereby waives and releases The Art Garage from any and all liability resulting from any injury or damage to persons or property resulting from lessee’s use and occupancy of the premises.. **Alcohol Consumption** A.**Special Events in honor of guests or attendees are under twenty-one:**During its occupancy on the premises, lessee will ensure that no alcohol is present or consumed during an event that is held in honor of a guest under the age of twenty-one or where any attendees are under the age of twenty-one. The International Center for Not-For-Profit Law Liability of Not-for-Profit Organizations and Insurance Coverage for Related Liability states under the "expected or intended" bylaw that no alcohol is allowed in the presence of minors on a non-profit premise. The lessee's failure to comply puts The Art Garage at risk of "the trigger of coverage" in an event of bodily harm or property damage. If alcohol is indisputably found on The Art Garage property, the lessee will pay a $50 fee. B. **Special Events in honor of guests and all attendees over the age of twenty-one:** During its occupancy on the premises, lessee will ensure that no alcohol is sold on The Art Garage premise nor will alcohol be served to any individual who is visibly intoxicated. Lessee will ensure that attendees do not consume alcohol off The Art Garage premise as to avoid the consumption of alcohol in public places, which is prohibited by Colorado Law. In the event that injury or damage occurs because of alcohol, the lessee is responsible for costs of claim and ruling. THE UNDERSIGNED HAVE READ THIS AGREEMENT, ACCEPT AND AGREE TO ITS PROVISIONS, AND HEREBY EXECUTE IT VOLUNTARILY, WITH FULL UNDERSTANDING OF THE TERMS AND CONDITIONS.
